Flat and Low-Slope Roofing on Long Island, NY

If one section of your roof looks nearly level, a rear addition, a porch roof, a dormer, a garage bump-out, and the leak you keep calling about traces back to that same corner of a back room, this is probably about that section, not the main roof.

Shingles are the wrong product below a certain pitch

This is the single most useful thing to understand before you talk to anyone about a flat or low-slope section. Asphalt shingles do not seal a roof, they shed water off of it. Each course laps over the one below it, and the system relies on gravity pulling water down and off the edge before it can find its way under a lap. That works well on a normal pitched roof. It stops working as the roof gets flatter.

Below roughly a 2 or 3 in 12 pitch, water moves across the surface slowly enough, and wind-driven rain can move upward and sideways enough, to get under the laps instead of running off them. A shingled low-slope section is not a cheaper flat roof. It is a leak waiting to happen, on a timeline rather than an if. We see this constantly on additions and porch roofs framed and shingled by a general contractor rather than a roofer, because from the driveway it looks like a normal roof and nobody flagged the pitch before the shingles went on.

A true low-slope area needs a continuous, sealed membrane instead of overlapping pieces. That is the entire reason flat roofing is its own category of work, not a smaller version of a shingle job.

The membrane options, and what each is honestly good at

All three common membrane systems keep a roof dry when installed correctly. Where they differ is seam method, appearance and what kind of use the roof gets, and on a flat roof the seams are the roof. How those joints are made is most of what separates a system that lasts from one that does not.

EPDM (black rubber) Glued or taped at the overlaps. Long track record, generally the least expensive of the three. Black surface absorbs heat, shortening service life somewhat and adding to attic heat below it.
TPO (single-ply) Heat-welded, fusing sheets into essentially one piece rather than relying on adhesive. Usually white or light and reflective, so the roof runs cooler. A newer category than EPDM, with welded seams generally stronger than a glued lap.
Modified bitumen Torch-applied or self-adhered rolled asphalt sheets. Tough underfoot, which matters where the roof gets foot traffic. Dark surface, similar heat tradeoff to EPDM.

None of these is universally correct. The right call depends on exposure, foot traffic and the rest of the house. That is a conversation for the free inspection, not a guess from a product page.

Drainage is the whole game

A flat roof is not actually flat. It cannot be, or it would never drain. Every low-slope system needs a positive slope built into it toward a drain, a scupper, or an edge where water can leave. Where the framing does not provide enough natural slope, tapered insulation is installed underneath the membrane to build it.

Ponding water, standing water that sits for more than a day or two after rain instead of draining off, is what kills these roofs. It finds any weakness in a seam and works at it continuously, and on Long Island a winter freeze and thaw cycle makes it worse, taking standing water, freezing and expanding it, and stressing the membrane and every seam under it through the cold months. A roof that would have been fine with correct drainage can fail years early because water was allowed to sit.

The transition detail

Where a low-slope membrane meets the pitched shingle roof, and where it meets a wall, is where these systems actually fail in practice. It needs correct termination at the edge, counter flashing tied properly into the wall, and the right lap direction so water always sheds away from the joint rather than into it. This is easy to get wrong when the pitched roof and the flat section are treated as two separate jobs by two separate people.

It is the same argument behind our roof replacement approach to the rest of the house. When one contractor owns both the pitched roof and the flat section, somebody actually owns that joint. When they do not, the pitched roofer stops at the transition and the flat roofer starts at it, and the seam between them belongs to neither.

How to tell yours is failing

  • Ponding still visible two or more days after a rain, rather than draining off promptly.
  • Blisters or bubbles in the membrane, usually trapped moisture or air under the material.
  • Seams that are open, lifted, or peeling, especially at glued or taped laps.
  • Cracking at the roof edges and around any penetration: a vent pipe, an AC line, a drain.
  • Granule loss on a modified bitumen surface, the same idea as granule loss on a shingle roof.
  • Staining on the ceiling or upper wall directly under the low-slope section, often the first sign homeowners notice.

Repair, or full replacement

A localized problem, one open seam, one blistered patch, one failed penetration, can often be repaired rather than torn off. Widespread ponding history, multiple failed seams, or a section already patched repeatedly is usually past the point where another patch is a good use of money. How long does a flat roof last?

It depends heavily on the system, the drainage, and whether water is ever allowed to pond on it. A well-drained membrane with correctly detailed seams and transitions holds up for many years. Poor drainage or a bad transition detail can shorten that significantly regardless of the material.

Can you patch it, or does the whole thing need replacing?

Often it can be patched, if the problem is local, a single seam or penetration, and the rest of the membrane is sound. Widespread ponding, multiple failed seams, or a membrane already patched several times usually means replacement is the better long-term value. We will tell you honestly which situation yours is.

Can you walk on it?

Some membranes tolerate foot traffic better than others, modified bitumen in particular, but any low-slope roof is easier to damage underfoot than people expect, especially at seams and penetrations. If the roof needs regular access, plan that into the system decision from the start.

Can you put a deck or an air conditioning unit on it?

Sometimes, but it has to be planned into the system, not added after the fact. Equipment and foot traffic concentrate weight and wear on specific spots, and the membrane, the drainage plan and any added support need to account for it before anything goes on the roof.

Why does mine pond after every rain?

Usually because the roof does not have enough positive slope to a drain or scupper, either the framing never provided it or it has settled over time. Tapered insulation under the membrane can build the slope back in. It is worth having looked at, since standing water is the fastest way to shorten a membrane's life, especially once winter freeze and thaw starts working on it.
